Residential Lettings and Property Management

Suitable for a company involved in the lettings and management of residential property on behalf of the Owner, including a full double-entry, RICS/ARLA/CNR compliant accounting suite.

This PC and server-based solution allows for the storage of all information relevant to carrying out a full letting, property management, and client accounting service. Landlord, property, and applicant details, together with property descriptions and photographs, and applicant requirements. The recording of diary events such as viewings and appointments, and upload of property details to some of the most popular property web "portals". The property management facility records comprehensive details about the property and tenancy, and includes a forward reminder diary for scheduled inspections and gas safety checks, and allows for the management of maintenance jobs. The accounting suite manages the collection of rent, and payment of supplier invoices, and automatically calculates fees, CNR tax, and payments to the Landlord.

Detailed, multi-format, Landlord statements can be produced at any time, and a comprehensive reporting facility is included.

Companies with multiple offices can share a central database of information by using our "Enterprise" solution, built around Microsoft Server products.


Residential Property and Estate Management

Suitable for a company involved in the management of residential blocks of flats (or office blocks) on behalf of a freeholder, including a full double-entry accounting suite fully compliant with RICS and the "Commonhold and Leasehold Reform Act 2002".

This PC and server-based solution allows for the storage of all information relevant to carrying out a full estate management, and client accounting service. Full details of the freeholder, estate, and property units can be recorded, along with leaseholder and lease details. The full ledger-based, double-entry, accounting suite manages the collection of ground rents and service charges, and the payment of contractor invoices. Full details of budget schedules and apportionment details can be recorded, allowing for the production of income/expenditure and balance sheet reports. Multiple bank accounts can be defined to allow for the "Commonhold and Leasehold Reform Act 2002" requirements.
